Signing a Tenancy Agreement

Send back the completed and signed tenancy agreement in duplicate to property management within 5 days. Incomplete agreements cannot be processed further.

  • The agreement will be reviewed, signed and sent back to the tenant within 2 to 3 work days.
  • You will be informed via email of the moving-in date by the property management
  • Requesting the tenancy agreement documents does not constitute a tenancy. When you send the documents to the property management, you apply for the apartment of your choice.
    After reviewing the documents, a rejection letter might be issued without further explanation.
  • In case of rejection, the documents will not be sent back to you, but will be carefully destroyed.

Costs / Deposit

  • Rent and Operating fees: The rent and operating fees will be deducted monthly from your bank account by direct debit authorisation
  • Operating fees: Operating fees include: water, hot water, heating, electricity, Internet, cable TV, caretaker, waste disposal etc.
    The radio and television tax (broadcast licence, formerly GEZ) is not included, as it is a personal tax.
  • Administrative fee: There is a one-time administrative fee of € 150.00 for the apartment handover and inspection, and for the administrative processing of the rent.
  • Deposit: 2 months' rent, to be paid before moving in

Security

  • The tenancy agreement is to be issued to the tenant.
  • The parents of a student are to provide a security. If the tenant is not a student, they need to provide a salary statement as security

Duration / Term / Termination

  • The tenancy will be agreed upon for an unlimited period of time, starting on March 1st or September 1st of the current year. The tenancy can be terminated by giving three months' notice before the end of the semester, therefore before February 28th or August 31st.
  • The termination notice is to be sent to the property management.

  • The termination notice must be received by the property management at the latest on the 3rd work day of December or on the 3rd work day of June.
  • Contingent subletting requires approval and can only take place in agreement with the property management.
    The main tenant remains the contractual partner in case of shared accommodation or subletting.
